Rubber Roof Coatings Material Review- Tips You Need to Know When Repairing Leaks in Your EPDM Roof

Whether you own residential or commercial building, the roof is the most important part of the building. It not only protects you and the interior from Mother Nature’s destructive forces but also helps to hold the building structure together. If you have an EPDM roof you enjoy various benefits, however EPDM roofs are also subject to leaks which are often difficult to locate. So here are the five tips which will help you to identify and repair leaks in your EPDM rubber roof.

1) Start from the Inside

It is easier to spot leaks from the inside than outside. Look at the walls and ceilings for any signs for darker discoloration. Also, if the walls and ceilings have spots on them it means there are leaks. However, it might not be directly above the area where the discoloration appears because water can take any path.

2) Get Up in the Attic

To find leaks in rubber roof, you will eventually need to get up in your attic. When in the attic, go where you saw the water stains on the ceiling or wall. Use a searchlight to locate water stains on wood or to find wet insulation which can be challenging task.

3) Follow the Trail

Once you have found where water is coming from the next step is to follow the trail to find the actual cause of leak. In some cases it can be a puncture and in some cases it can be damage part of the membrane. Remember water follows the path of the least resistance and runs down the hill.

4) Inspect the Top for Damage

It is very vital to get on the roof and inspect the situation. Getting on the roof is always a dangerous proposition so be careful and ensure your safety first. While on the roof find areas which you believe are center for possible damage like a puncture membrane, missing caulking or a damaged flashing.

5) Use Liquid Rubber for Repairs

Once leaks are identified they can be quickly repaired with EPDM Liquid Rubber coatings. Liquid Rubber is the best sealant available on the market which water-proofs your roof directly upon application and protects the roof from intrusive elements once for all.
